Tokenization — representing real-world assets (RWAs) such as government bonds, funds, gold or credit as tokens on a blockchain — is one of the most discussed themes for the next crypto cycle. It could bring new capital and real use cases on-chain, and large traditional financial firms have launched tokenized products. But tokenization growing doesn't guarantee that any crypto token's price will rise, and the "RWA bull run" narrative mixes real progress with a lot of hype.

This guide explains how tokenization works, what had actually happened up to mid-2025, what to watch in 2026 and 2027, and how to separate genuine developments from marketing.

How Tokenization Works

A tokenized asset typically has three layers:

  1. 1The underlying asset, such as Treasury bills, held by a custodian or in a fund.
  2. 2A legal wrapper that defines what token holders own and how redemption works.
  3. 3The token on a blockchain, which can be transferred, used as collateral or integrated into applications.

The blockchain makes transfers faster, available around the clock and programmable. But the token is only as reliable as the legal structure and institutions behind it. Our explainer on what tokenization is covers the basics, and tokenized treasuries explained looks at the largest category.

What Had Happened Up to Mid-2025

CategoryExamplesWhat it shows
Tokenized goldPAX Gold, Tether GoldLong-running, simple tokenized commodities
Tokenized money market fundsFranklin Templeton's on-chain government money fund; BlackRock's BUIDL (launched March 2024)Major asset managers testing on-chain distribution
Tokenized treasury protocolsOndo Finance and othersCrypto-native firms packaging Treasury exposure
Private creditVarious on-chain lending platformsHigher yields with higher default risk
StablecoinsFiat-backed dollar tokensArguably the largest and most successful tokenized asset

Stablecoins are worth highlighting: a fiat-backed stablecoin is essentially tokenized cash and short-term government debt, and stablecoins have been crypto's clearest product-market fit. See stablecoins explained.

Why Tokenization Could Matter for the Next Cycle

  • New capital and users. Institutions and investors who'd never buy speculative tokens may use blockchains for tokenized funds.
  • Yield on-chain. Tokenized Treasuries give crypto users a way to earn traditional interest without leaving the blockchain, which can make DeFi more stable.
  • Collateral. Tokenized bonds and funds can serve as collateral in lending protocols.
  • Infrastructure demand. Blockchains, oracles like Chainlink and compliance tooling may see more use.
  • Legitimacy. Participation by large financial firms has helped shift perceptions of blockchain technology.

Why It Might Not Drive Token Prices

This is the part often left out of "RWA bull run" content:

  1. 1Value capture is unclear. A tokenized Treasury fund earns money for its manager. Whether that translates into demand for a blockchain's native token, or for an RWA protocol's governance token, depends on the design.
  2. 2Permissioned systems. Many institutional products restrict who can hold tokens, sometimes on private or permissioned networks.
  3. 3Competition from incumbents. Traditional firms may capture most of the benefit themselves.
  4. 4Slow adoption. Legal and operational changes in traditional finance take years.
  5. 5Narrative cycles. RWA tokens can rally on hype well before real usage arrives, then fall when it lags.

What to Watch in 2026 and 2027

Rather than predicting outcomes, track these signals:

  • Total value of tokenized assets on public blockchains — and whether growth comes from many issuers or just a few.
  • Regulatory frameworks for tokenized securities and stablecoins in major markets. Our article on regulation as a catalyst covers this.
  • Use as collateral in DeFi, which would show tokenized assets becoming part of on-chain finance rather than sitting idle.
  • Redemption and stress events. How products behave when many holders want out is the real test.
  • Revenue and fee flows to protocols and networks, showing whether value is captured.

By 2027 it should be clearer whether tokenization has moved from pilots to everyday financial plumbing — and who benefits. A useful habit is to note, for each tokenized product you read about, which blockchain it runs on, whether anyone can hold it or only approved investors, and whether any crypto token earns fees from it. We cover this in more detail in Tokenized Stocks on Blockchain.

Risks Behind Tokenized Assets

  • Issuer and custodian risk. You depend on someone actually holding the assets.
  • Legal uncertainty. Token holders' rights can vary by jurisdiction and structure.
  • Smart contract and oracle risk. Bugs or bad price feeds can cause losses. See real-world assets in DeFi.
  • Liquidity and redemption limits. Some tokens can only be redeemed by approved holders or at certain times.
  • Fake RWA projects. Scammers use the tokenization narrative to sell "tokenized real estate" or "gold-backed" tokens with no real backing. Use the warning signs in our guide to the scams that spread in bull markets.

Managing Risk Around the RWA Narrative

  • Separate the asset from the token. A tokenized Treasury fund and a speculative RWA governance token carry very different risks.
  • Size speculative positions small. See position sizing and risk management basics.
  • Avoid leverage on narrative trades, which can reverse quickly.
  • Verify issuers. Check official documentation, regulatory status and attestation reports, and confirm contract addresses before buying.

Bottom line

Tokenization is one of the more substantial themes heading into 2026 and 2027, backed by real products from established financial firms. But an RWA boom and an RWA token boom are not the same thing. Follow real adoption, ask who captures the value, understand the legal and custody risks, and keep speculative bets on the narrative small.

अक्सर पूछे जाने वाले सवाल

What are real-world assets (RWAs) in crypto?

Real-world assets are traditional assets such as government bonds, money market funds, gold, credit or real estate represented by tokens on a blockchain. The token is meant to give its holder a claim on the underlying asset, which is usually held by a custodian or legal entity off-chain.

Will tokenization cause a crypto bull run?

Nobody can say. Tokenization could bring new users, capital and use cases to blockchains, but its growth does not automatically raise crypto token prices. Many tokenized assets are regulated products whose value comes from the underlying asset, not from speculation, and their benefits may go mostly to issuers and traditional institutions.

What are the risks of tokenized assets?

Key risks include relying on the issuer and custodian to actually hold the assets, legal uncertainty about what token holders own, smart contract bugs, limited redemption rights, transfer restrictions, regulatory changes and oracle failures. A token is only as good as the legal structure and institutions behind it.

Are RWA tokens the same as tokenized assets?

Not quite. Tokenized assets such as tokenized treasury funds or tokenized gold represent claims on an underlying asset. RWA-themed governance or utility tokens belong to protocols that build tokenization infrastructure; their prices depend on speculation and protocol success, not directly on the assets being tokenized.
